The villa stands majestically atop its 45-hectare estate, much of which is dedicated to the cultivation of hazelnut trees. Situated on the crest of a hill with southern exposure, the villa offers breathtaking views that stretch from the historic Querceto Castle to the quaint village of La Sassa. These charming communities are emblematic of the region’s character, nestled between theVal di Cecina and Val di Cornia.

Located just 20 kilometres from the sea, the property combines the traditional Tuscan aesthetic of stone, travertine, terracotta floors, and vaulted ceilings with modern conveniences such as full Wi-Fi coverage, a chromotherapy shower, and a fitness room.

Villa Florenza develops over two floors:

The ground floor features a spacious living area with a dining table, comfortable sofas, and a TV, along with a courtesy bathroom. The open-plan kitchen integrates seamlessly with the dining area, complemented by a small storage room equipped washing machine and dryer. This level also includes three double bedrooms:
- A double bedroom with garden access, designed to accommodate individuals with disabilities. This room also has a private sitting area with a double sofa bed that can be converted into one or two single beds, making it ideal for families with children.
- A double bedroom with a unique walk-in wardrobe and an en-suite bathroom with a shower.
- A double bedroom with an en-suite bathroom and garden access.

An internal travertine staircase connects the ground floor to the first floor. A door at the base of the staircase allows the two levels to be completely separated if desired. Additionally, an external staircase from the garden on the pool side provides direct access to the first floor.

The first floor offers a cosy living room with a two-seater sofa and a three-seater sofa that converts into a double bed with a standard mattress. This space includes a charming bathroom, which can serve as a courtesy bathroom or the private bathroom for guests using the sofa bed.
This floor has three double bedrooms, each with an en-suite bathroom, with the following layout:
- a double bedroom featuring a bathroom with a unique shower ceiling that mimics a starry sky.
- a double bedroom with a double sofa bed that can be converted into one or two single bed, a small walk-in wardrobe and a bathroom with a shower.
- a double bedroom and a walk-in closet.

Outdoor
The villa’s standout feature is its panoramic view. An expansive arbour, complete with a table and chairs, is conveniently located near the barbecue area and a wood-burning oven, creating an ideal space for outdoor dining. A gentle path leads to an infinity pool (10 x 5 meters, 140 cm deep - fenced; Open from 18 May to 28 September), which overlooks the valley and is thoughtfully fenced. Adjacent to the pool is a small fitness room, and a delightful terrace furnished with sofas and seating around a convivial brazier.
