Combo Duplex Sleeps 8 4BR/4BA

These stylish duplex homes are right next door to each other, share a huge driveway, and combine to sleep 8 guests in beds. There are 4 bathrooms total, 2 of them with double sinks. And, of course, double everything else: 2 kitchens, living areas, garages, laundries, and amenities. It`s really perfect for large group trips to this area. The home is situated in north Nederland between Mid-County and Beaumont.

This combo duplex has 1 king size bed and 3 queen size beds - all are comfy pillow-top beds with 4 pillows each. The 2 primary bedrooms have double-sink en suite bathrooms. There are 2 full laundries, and 2 fully stocked kitchens. Please note: there is no access between the units, each is fully self-contained.

The whole property is accessible to guests.

I do not live on the property but am easily and quickly accessible through AirBnb messages, or phone/text. I’ll touch base after you check in and before you check out to make sure you have everything you need

There is plenty of parking on the property itself. Ride sharing services (like Uber/Lyft) are available but the service is sporadic.

EARLY CHECK IN REQUESTS: Before you arrive in town, we need to ensure our previous guests have checked out, that the maid service and maintenance has been through the unit, and that linens and towels are fresh and ready for your visit. All this takes time and needs to be done before you check in. Due to this tight timeframe, please make your request for early check-in before 10am. Approvals are not guaranteed and are pending communication with the cleaning/maintenance team. If approved, there will be an additional $25 fee.

LATE CHECK OUT REQUESTS: Late check out requests up to 2pm can only be accommodated with prior notification so that I can book my professional cleaning team accordingly. Requests must be made before 5:00 pm the day before check-out. There will be an additional $35 fee (if approved). Approvals are not guaranteed and are pending communication with the cleaning/maintenance team. If you are late checking out without approval, then there will be an additional $75 fee for checking out late. For a departure after 2pm, a full 1 night charge is added.
1. ISSUES/CONCERNS/BREAKAGE: Please report any issues to me via email, booking channel messages, or text so that I can promptly attend to them.
2. NO PETS ARE ALLOWED: $125 fee
3. SMOKING, VAPING, and E-CIGS: Please do not smoke or vape anywhere inside the cottage. $300 fee if a guest smokes/vapes in the home.
4. NO PARTIES ARE ALLOWED: If a party is hosted in the home, there will be a $300 fee added to your billing. If a noise violation is reported to authorities, that is cause for immediate termination of the booking, and a $500 fee via your booking channel payment method.
5. Ruined linens (bed or bath) will incur a replacement charge via your booking channel payment method.
