The Space:

304 Ruby A & B is professionally managed by Newport Beach Vacation Properties. This charming Balboa duplex is perfect for your next family vacation. With 4 bedrooms and 2 full bathrooms in the front unit and 2 bedrooms and a full bathroom in the back unit, you'll be able to fit the whole crew. Located centrally on Balboa Island, just a short walk away from the Ferry and the historic Marine Avenue where you can find quaint boutiques and restaurants. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest!



The front home offers a lovely front porch with a table for 4 for relaxing and enjoying a meal outside. Upon entering, you will be greeted with a spacious living and dining room with plenty of comfortable seating for the whole family and a dining table that seats 6. The kitchen is fully stocked with updated appliances, a double oven, and a breakfast bar that seats 3.



The first bedroom in the front of the home, off the kitchen, has a queen bed, a dresser, closest space, and plenty of natural light. Down the hall past the kitchen are 2 full bathrooms, one with a tub/shower combination, the other with a shower. You will also find the remaining 3 bedrooms down the hall, all with queen beds and closet space. The back 2 bedrooms can be accessed from inside the home, but also have exterior doors leading out to the walk way between the front unit and the garage.



Upon entering the back unit, you will walk up a short flight of stairs and be greeted with a spacious living area with a large sectional for cozying up. The living area flows into the updated kitchen and dining area with a table for 4. Just outside the open space living area, you will find a large deck with comfortable seating for the whole family, another table that seats 6-8, a fire pit, and a BBQ.



Back inside the home, you will find the 2 bedrooms and full bathroom down the hall. The bathroom offers a tub/shower combination. The master bedroom has a king bed with a large closet and the guest bedroom has 2 twin beds with a closet as well.



In the walk way between the front unit and the garage, you will find a grill for your use as well as the pedestrian door to access the garage. In the garage, you will have access to the full sized washer and dryer and 2 designated parking spots.



Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

This home is in an ideal location on Balboa Island, walking distance to all the Island has to offer. The bayfront beaches are perfect for families with small children to play, due to the calm waters.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.



LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
