Our Duplex home on the Sand consists of 2 separate upper and lower units and has a total of 8 Bedrooms and 5 Bathrooms. This home is perfect for multiple families with sleeping accommodations for up to 18 guests! This property has NO boardwalk in front and is located as close as you can get to the beach with no boardwalk in front and direct access to the sand. Our home provides garage parking for 2, Smart TV's, WiFi, Propane BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, and Beach Chairs/Toys/Umbrella, etc.

Our home includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has 2 fully equipped kitchens (pots, pans, dishes, silverware etc),Smart TVs, (1) Balcony with outdoor dining table and BQQ, (1) Patio on the sand with outdoor furniture, dining table, and BBQ. Washer / Dryer, Garage Parking for 2, and much more!

HOME LOCATION
For those of you looking to enjoy a Beachfront Vacation, you have found the right place. Located on 40th St, directly on the sand with volleyball courts right out front and the beach boardwalk entrance just a few blocks away, you are never far from all the action Newport Beach has to provide. From this location, you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute bike-ride one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-Board lessons all in the area you will never need to travel far!

This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Certain breeds may not be permitted at the discretion of the property manager. Pets must not be left unattended. If a pet becomes a nuisance, including excessive barking, or poses a threat to other residents or guests, you may be required to remove the pet or your reservation may be canceled without refund. All potty accidents must be reported to the property manager immediately. Additional charges may apply to cover any repairs or damages caused by pets.

Perfect location. Good sized bedrooms. Adequate kitchen dish/cooking supplies.No pride of ownership. Especially downstairs unit. House extremely worn down. Drawers, windows and doors hard to open, stained sofa and chairs. Broken window blinds. Filthy portable fans in each room. Obvious termite damage. Old/stained towels. Rusty beach chairs.A few suggestions: replace portable fans, new towels, update bathroom and bedroom cabinets and drawers so they are usable. Many drawers dont open.
