Set just one house back from the beach, this charming Mediterranean-style 3BR/2.5BA home offers a relaxed Newport Beach escape with plenty of coastal character. Enjoy glimpses of the ocean from the upper deck, thoughtful amenities throughout, and a distinctive two-story layout ideal for guests who appreciate beachside charm and close proximity to the sand.

OUTDOOR SPACES:
The upper deck features generous lounge seating and a fire pit, creating an inviting place to relax in the coastal breeze while enjoying glimpses of the ocean. The deck can be accessed through the kitchen or from the exterior staircase along the side walkway. The side walkway includes several shared amenities, including an outdoor dining table with seating for six, a BBQ grill, and an outdoor sauna.

- Guest Bedroom 1: Queen-size bed, shared bathroom, private half-bathroom, wardrobe, door to exterior of the home
- Guest Bedroom 2: Queen-size bed, shared bathroom, spiral staircase leading to the second floor, wardrobe, door to side walkway

The two ground-floor guest bedrooms are connected by a shared bathroom. To access the second level, guests can use the spiral staircase located in Guest Bedroom 2 or the exterior stairs leading to the upper deck.

- Guest En-Suite Bathroom: Tiled shower with three showerheads, connecting Guest Bedrooms 1 and 2
- Half-Bathroom: Walk-in shower and toilet only; no sink, accessed from Guest Bedroom 2

LIVING, DINING, & KITCHEN:
The living area features a sectional sofa arranged around a flatscreen TV. Just off the living room, the dining area is tucked into the L-shaped kitchen and includes a table with seating for eight.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

YOUR SPACE:
Guests will have private and exclusive access to the entire 3BR/2.5BA two-story residence, including all interior spaces and the upper deck. The ground-floor 2BR/1BA residence is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups. Please note the side walkway is shared with the ground-floor residence, as guests of this home also have access to the outdoor dining table, BBQ grill, and outdoor sauna. For safety, guests are responsible for ensuring all members of their party use the sauna safely and responsibly.

HOME FEATURES:
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Laundry: A shared, stacked washer and dryer are located in a separate laundry closet in the side yard; complimentary laundry supplies are provided.

Parking: Two designated parking spaces are provided. One is located inside the compact garage, which is suitable for subcompact or compact vehicles only. Garage dimensions are 8'4" wide × 14' long × 7'1" high. Please note that side clearance is limited, so vehicles with folding mirrors are recommended. An additional uncovered horizontal parking space in front of the garage door can accommodate a mid-size vehicle. Street parking, both metered and unmetered, is also available.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Please note that there is ongoing construction near the property. Permitted work hours are Monday through Friday from 7:00 a.m. to 6:30 p.m., with no construction on Saturdays, Sundays, or holidays.
