Just one block from the popular 39th Street Beach, this upstairs 1BR/1BA residence is available year-round for easy coastal getaways. Enjoy quick access to both the bay and the beach, then unwind in the cool ocean air on your front balcony.
LIVING & DINING AREAS:
The living area features a comfortable couch with additional seating arranged around a TV, along with a wall heater for added comfort. The open-concept layout connects seamlessly to the kitchen and dining area, where a table with seating for three offers a cozy place to gather. A full-size fold-out couch is also available in the living room, best suited for children, allowing additional sleeping accommodations for up to four guests.

- Primary Bedroom: King-size bed, TV, ceiling fan, en-suite bathroom
BATHROOM:
- En-suite Bathroom: Combination shower/bathtub
OUTDOOR SPACES:
The front balcony features a propane gas BBQ grill, perfect for easy outdoor cooking and relaxed evenings.
KITCHEN:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 1BR/1BA upper residence. This includes all interior spaces and the private front balcony. The adjacent 3BR/2BA residence on the property is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A shared washer and dryer are available. Please note that guests must provide their own laundry supplies.
Parking: One space in the garage (small vehicles only). Parking behind the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date
