***Additional Rules & Guest Responsibilities

***Security: Exterior cameras are in place for safety. No cameras inside. Owners may occasionally be present in the detached garage unit next to the main house.

****Smoke & Fire Safety: This is a smoke-free property. No smoking or vaping inside or outside. No open fires or charcoal grills are allowed due to wildfire risk.

***Neighborhood Respect: Quiet hours are from 9:00 PM – 8:00 AM. No parties or excessive gatherings inside or outside.

***Occupancy: Maximum 13 guests. Over-guest fee is $100 per extra person per night, including visitors not staying overnight.

***Pets: Only authorized pets allowed. Must be pre-approved and a $100 non-refundable fee applies. Pets are not allowed on beds, sofas, or furniture.

***Shoes & Cleanliness: No shoes inside; slippers or indoor shoes are allowed. Please clean dishes, cookware, and put away or start the dishwasher. Cuisinart pans must be cleaned manually. Clean the BBQ grill; $25 fee if left dirty. Excessive trash or mess: $80/hour cleaning fee.

***Deliveries: No mailbox access. Porch deliveries (Amazon, Instacart, Doordash, etc.) allowed. Property is not liable for lost items.

***Keys & Garage Remote: Lost keys $50. Lost garage remote $300.

***Check-In / Check-Out: Early or late check-in must be pre-approved: $25+/hour. Unauthorized arrival/departure charged double.

***Prohibited Items & Actions: No confetti, glitter, or fireworks. Tampering with the Ring Doorbell is prohibited; non-compliance reported to Airbnb.

***Internet & Utilities: Internet speeds may be limited. Internet must be used legally. Occasional power outages may occur. Emergency supplies provided (flashlights, batteries, candles, matches, first-aid). No refunds for outages.

***Damage & Cleaning Fees: Guests indemnify homeowners against liability. Damage may incur $500 fee. Standard cleaning fee applies; $100 extra if property is exceptionally dirty.

***Trash & Wildlife: All garbage must remain in bins. Food left outside may attract wildlife (mostly bears).

**Our Oath to Guests: "If you do not believe this home is adequately cleaned and alert us within the first 24 hours, we will send a cleaner back for free!"
