The Space:

Welcome to this completely renovated apartment, ideally located near Bercy! Perfectly arranged on the 10th floor with elevator, it can accommodate up to five travelers and offers a balcony - a rare asset in Paris.



The apartment has two bedrooms, arranged as follows:

• 1st bedroom: with a Queen Size bed (160x200 cm) with new bedding of exceptional comfort and storage.

• 2nd bedroom: a single bed (90x190 cm) and storage space.

• A living room: equipped with a convertible sofa bed for 2 people (140x200 cm), a Smart TV, storage space, high-speed Wi-Fi access as well as direct access to the balcony.

• A balcony: ideal for enjoying the outdoors and having meals.

• An open equipped kitchen: hotplates, oven, microwave, kettle, Nespresso coffee machine, kitchen utensils, pots and pans.

• A dining area: designed to enjoy your meals comfortably.

• A laundry area: washing machine/dryer, drying rack, iron and ironing board.

• A bathroom: shower, toilet, hairdryer, soap and shampoo.

Sheets, towels, blankets and pillows are provided for the duration of your stay.

The Neighborhood:

You will be staying in an authentic and dynamic district of the 13th arrondissement, between the Asian district of Avenue de Choisy and the local shopping streets, ideal for discovering Paris on foot. A few minutes away, you can enjoy a coffee or brunch in popular addresses such as Le P'tit Trinquet or Le Flamboyant, and enjoy renowned Asian restaurants such as Pho Bida Vietnam and Chez Ly, very popular for their traditional dishes. For your daily shopping, several supermarkets and local shops are within walking distance, such as Carrefour Express, Monoprix and early stores for fresh bread, fruit, wine and local products. Arrival From the Airport

From Charles de Gaulle Airport (CDG): Take the RER B towards Robinson/St-Rémy-lès-Chevreuse and get off at Denfert-Rochereau. A short metro connection will take you directly to our door.

From Orly Airport (ORY): Take the Orlyval to Antony, then take the RER B towards Charles de Gaulle/Mitry-Claye and get off at Denfert-Rochereau to continue your journey.



A Convenient Public Transport Network

Metro: The Place d’Italie station (lines 5, 6 and 7) is just a few steps away, offering quick and easy access to all areas of Paris.

Bus network: Discover Paris at your own pace thanks to the many bus lines serving the area. Buses 27, 47 and 83 offer convenient connections to explore the city.

If you need a baby cot or a high chair, please inform us at least 72 hours in advance. We will do our best to accommodate your request. Baby bed linen is not provided.

If you need a fan, please inform us at least 72 hours in advance. We will be happy to provide one, subject to availability.



Check-in and Check-out Times

Check-in: From 3:00 PM.

Early check-in: If you wish to arrive before 3:00 PM, confirmation will be given 24 hours in advance, with an additional fee equal to 50% of one night’s rate.

Check-out: No later than 11:00 AM. Requests for early check-in or late check-out will be confirmed 24 hours in advance, with any applicable fees clearly indicated.

Late check-out: If you wish to extend your stay after 11:00 AM, confirmation will be given 24 hours in advance and fees equal to 50% of one night’s rate may apply.



Security Deposit

A security deposit of €250 is required to access the accommodation, payable online by credit card via SWIKLY. Expect a refund from 21 business days post-departure, provided no damages are noted.



Additional Fees

Key management policy

Extra key: This service is reserved only for stays of 15 days or more.

Never leave the keys on the door or inside the apartment.

Keys forgotten inside (requiring door opening): €80 fee.

Lost keys: €80 + cost of key replacement.

Keys not returned after departure: Cost of key reproduction or, if applicable, total cost of lock replacement (€100 to €2500, depending on the type of lock).

Unauthorized late check-out: €90

Cigarette smell detected after your stay: €450



Responsibilities and Guidelines

Respect the peace and quiet of the neighborhood. Any excessive noise may result in deductions from the security deposit.

Renovation work may be underway in the building and may cause noise during the day.



Internet Use

Any unlawful use of the Internet is prohibited, including unauthorized downloading or streaming of copyrighted works.

No compensation will be granted in the event of telecommunication service outages.



Professional Use and Photography

Photo shoots, filming, and commercial uses of the apartment are subject to prior authorization. Please contact us for rates and necessary authorizations.



Minimum Age Requirement

Reservations must be made by persons aged 21 or older.

Guests under 21 must be accompanied by an adult meeting this condition.
