The rate includes:
- Utilities: Electricity, water, gas for kitchen use
- weekly linen, initial and final cleaning
- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage caused to the property during your stay (up to the maximum of 1,500.00€ and with the restrictions provided).

The rate does not include:
- Mandatory extra cleaning in case of the presence of animals (€50.00 per pet per week or part of the week and small and medium size). The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.
- Tourist tax (€1.00 per person per day for the first 7 days).



Villa Carlotta is a renovated stone farmhouse, located in a panoramic position on the hills near Pescia. Designed for a relaxing stay, the villa is equipped with an indoor heated pool with hydromassage, a sauna and a panoramic outdoor pool surrounded by the garden. Set on two floors and furnished in a modern country style, it can accommodate up to eight people in four double bedrooms. The interiors, which preserve exposed beams and original stone walls, include an open-plan living area on the ground floor and the sleeping area upstairs. Outside, a furnished porch for lunches and appetizers overlooks the garden and pool, framed by olive trees, cypresses, chestnut trees and lush vegetation. The view from the villa opens onto the Valdinievole countryside and the medieval villages of Svizzera Pesciatina.

Interiors:
The villa is spread over two floors. GROUND FLOOR — Living room with ornamental fireplace; kitchen and dining area; bathroom with shower; laundry room; room with indoor pool and sauna, with direct access to the garden. A stone staircase leads to the FIRST FLOOR — Four double bedrooms; two bathrooms with shower. Air conditioning in the rooms.
Park:
The villa is surrounded by a garden with lawn and typical Tuscan vegetation, including olive trees, cypresses, chestnut trees and flowering shrubs. A paved porch, furnished with a dining area and a relaxation area, overlooks the garden and pool. The room with indoor pool and sauna has independent access from the garden. The car park is located about 10 meters from the entrance of the villa, immediately after the entrance gate. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The outdoor pool is located in the lawn in front of the villa and the porch; rectangular in shape, measuring 12 x 7.5 m with a constant depth of 1.45 m; covered in granite-colored PVC; access via Roman staircase; salt purification; internal lighting; solarium paved in travertine equipped with sun loungers, umbrellas and outdoor shower with hot and cold water. It is open from the last Saturday in April to the first Saturday in October. The indoor pool is located in a dedicated room on the ground floor with direct access to the garden; rectangular in shape, measuring 4.5 x 3.5 m with a constant depth of 1.30 m; covered in granite-colored PVC; access via Roman staircase; salt purification; internal lighting; hydromassage stations. It is heated and open all year round, with the exception of the months of July and August, during which the heating is turned off.
