Blue Deer Tulum is a boutique 16-bedroom private estate made up of four thoughtfully curated villas, designed around nature, art, and comfort. The villas are connected through their backyards, allowing for easy passage between them.

Across the villas, guests will find 12 king beds and 8 full beds, along with 16 full spa-like bathrooms and 4 half baths — offering plenty of room to spread out, unwind, and feel completely at home.

Tucked along a quiet, paved street just a short walk from town, the property offers a peaceful, natural setting without sacrificing easy access to local conveniences. It's only a couple of blocks from Av. Kukulcán, putting the beach and hotel zone within easy reach.

Each bedroom is designed as a restful retreat, featuring air conditioning, smart TVs, generous storage, beach bags/towels and comfortable beds. Signature laser-cut closet panels and carefully selected decorative details add a distinctive design touch to continue the villa's unique aesthetic.

Each villa accommodates guests across three king beds and two full-size beds, providing flexible sleeping arrangements. Some bedrooms are appointed with private work spaces.

The spa-inspired bathrooms are tiled floor to ceiling, with refreshing walk-in showers and soft lighting offering a calm and clean sanctuary. The primary bathrooms are a true showpiece, featuring a private indoor garden, natural stone wall, double sinks and ample space. Custom towel sets, hair dryers, and organic bath products are provided in all full bathrooms.
