Guest Access:

--> On your arrival day, you’ll receive all the necessary information in the morning to complete a smooth and easy check-in. In most cases, one of our hosts will personally welcome you, show you around the house, and share tips and recommendations so you can make the most of your experience.

Our Guest Experience team is available daily from 10:00 am to 10:00 pm, ready to assist you with anything you may need.



The Neighborhood:

This villa is located at Tankah Bay, a few minutes from Tulum and close to the Mayan Ruins, the city center etc. Tulum has a very special style that you have to discover.



Away from the crowds of Cancun and Playa del Carmen, Tulum/Tankah has a unique style and vibe that you need to discover, both because of its nature and the spirit of a small town. It's the perfect place for those who want to enjoy the Riviera Maya to its best with close by cenotes and beach clubs



Getting Around:

While renting a car is highly recommended for exploring the beautiful surroundings at your own pace, we understand the value of convenience. Our Guest Experience team is happy to assist with arranging a private driver, whether for a single trip or your entire stay. Enjoy stress-free transportation and focus on creating unforgettable memories.



Other Things to Note:

House Rules and Important Information



1. Parties and Noise Policy

- Parties are strictly prohibited.

- Small gatherings require prior approval from management.

- Loud music and excessive noise are prohibited after 11:00 PM.

- Guests must respect neighbors, staff, and community regulations.

- Violations may result in a USD $500 fine, police intervention, or eviction, as applicable.



2. Pet Policy

- Pets are not permitted, including service animals and emotional support animals, in accordance with the condominium's rules and applicable regulations.



3. Energy Consumption and Air Conditioning

- Standard energy consumption is included in your stay. However, excessive energy usage may incur additional charges.

- The recommended air conditioning setting is 24°C.

- Please set the temperature to 25–26°C or turn off the air conditioning when it is not needed.

- Air conditioning must be turned off whenever the property is unoccupied.

- An additional charge of USD $10 per day, per room, for each degree below 22°C will apply. For example, setting two rooms to 20°C will incur an additional charge of USD $40 per day.



Important: Living Room Glass Door

- Keep the living room glass door closed at all times.

- Leaving the door open while the air conditioning is running may cause condensation on the ceiling. Guests may be held responsible for repair costs resulting from failure to follow this instruction, as permitted under the rental agreement and applicable law.



4. Prohibited Items and Activities

- Illegal drugs and firearms are strictly prohibited.

- Violations may result in termination of the rental agreement, eviction, and legal action in accordance with applicable Mexican law.



5. External Vendors

- External vendors and service providers may not access the property without prior authorization from management.

- This policy is in place to protect the safety, security, and privacy of guests and the property.



6. Power and Water Outages

- Tulum may occasionally experience power or water outages due to infrastructure limitations, weather conditions, or service provider interruptions.

- These events are beyond the management company's reasonable control.

- The building is equipped with a generator; however, air conditioning units may need to be restarted manually following a power outage.

- If the thermostat displays a blinking red light, press the power button to reactivate the air conditioning.

- During severe weather, emergencies, or safety concerns, authorized staff may access the property when reasonably necessary to protect guests, the property, or others.

- The management company is not responsible for interruptions caused by external service providers, weather, or other circumstances beyond its reasonable control.



7. Cleaning Service

- Cleaning service is NOT included

- Additional cleaning services are available upon request for USD $70 per cleaning.



8. Road Access and Conditions

- Please note that the road leading to the property is unpaved and may be affected by weather conditions.

- As the property is located in a private bay, this is the only access road. Road conditions may vary, particularly during or after rainfall.



9. Sargassum Disclaimer

- Sargassum is a natural phenomenon, and beach conditions may change daily depending on weather, wind, and ocean currents.

- These conditions are beyond the management company's control.

- Refunds, cancellations, or reservation modifications solely due to the presence of sargassum will not be provided.
