Living Room (Main Floor): Queen-sized pull-out sofa bed, two full couches, 50" Hisense Smart TV with Netflix, Crave, Disney+, and Amazon Prime.
Bathrooms: 1 full bathroom on the 2nd floor; 2 half-baths (one en suite to second bedroom, one off living area).
In-Suite Laundry: Washer & dryer located upstairs for your convenience.

🌆 Neighbourhood – Please Read
We are located in Strathcona, Vancouver’s oldest residential neighbourhood, bordered by Chinatown, the Downtown Eastside, and Gastown. Our home backs onto a laneway shared with the Union Gospel Mission Soup Kitchen, which serves the local homeless population. This is an inner-city area, and while the home itself is clean, stylish, and secure, the surrounding streets may include individuals who struggle with addiction and homelessness. If this makes you uncomfortable, we respectfully recommend booking in another area better suited to your comfort level.
We are transparent because your comfort matters—many families with children have stayed here, felt safe, and chose to drive or take Ubers rather than walk or use public transit. If you're okay seeing some street activity but want a beautiful, clean, affordable, and central place to stay, this is the perfect fit.

🛑 House Rules (Fines May Apply)
Please read carefully. These rules are in place for your safety and to respect our neighbours:
No parties or events. $1000+ fine and eviction for unregistered guests, noise complaints, or police visits.
No smoking inside. Includes cigarettes, marijuana, cigars, or vaping. $200 fine per incident.
No pets. Our family has severe allergies. $1000 cleaning fine will apply.
No shoes inside. Help us keep the space clean for all guests.
No food or drinks in bedrooms. $400+ fine for stained linens or furnishings.
No candles or open flames.
Do not flush anything besides toilet paper.
Do not use AC units simultaneously with high-energy appliances (e.g. hair dryer, vacuum, kettle, etc.). This can trip the breaker, which must be reset by the downstairs tenant (not always available). If this happens, power loss may last up to 24 hours.
Lock all doors and windows when leaving and before bedtime.
Quiet hours from 10PM to 8AM. Neighbours will contact authorities if disrupted. You will be evicted and charged for any fines passed onto us.
No illegal downloads using our Wi-Fi. Government fines may reach $5,000 and will be passed on to the guest.
🔒 Security Deposit or Damage Waiver
A refundable security deposit or a non-refundable damage waiver is required for every booking.
The waiver covers accidental damages up to $1500 but does not include negligence, smoking, unauthorized guests, or excessive cleaning due to rule violations.
📩 Marketing & Communications Consent
By confirming your booking and agreeing to the Rental Agreement, you consent to receiving occasional messages related to special offers, promotions, or perks. If you prefer not to receive these, you may opt out at any time by messaging us directly. We respect your privacy—your contact details are never shared externally.
📞 Communication
We’re available via VRBO messaging, WhatsApp, or phone throughout your stay. Our number becomes available once your booking is confirmed. Please note, we may not respond immediately between 12AM–8AM due to “Do Not Disturb” settings. If you’re locked out after hours, call twice within 1 minute to bypass this setting. For emergencies, dial 911.

We understand that 99.9% of my guests understand and will treat my home like it's their own, and treat it respectfully, but sometimes we have some bad apples and want to prevent and eliminate any problems.
HOUSE RULES:
1) Please no shoes in the house, and respect the space like it is your own.
2) Please close and lock all windows and doors when you leave the house, this will keep your own belongings secure. Please also lock doors and 1st floor windows at night.
3) No candles
4) Please treat our home with respect:
Please don’t burn down the house
Please don't eat drippy/staining food at the table
Please do not flush any products down the toilets besides toilet paper
5) No eating or drinking in bedrooms. Please enjoy your meals at the dining table. Any stains on the couch or bed linens will be reported by our cleaning team and special rush cleaning fees of up to $400 per stained area will be forwarded to you.
6) No unregistered guests or visitors allowed. The maximum property capacity is 8 people.
7) Please keep a close eye on children near windows on the 2nd floor.
8) Illegal downloads are forbidden. If you’re found guilty, government fines can run about $5000 per movie, and these fines will be passed on to you.
9) There is absolutely NO SMOKING inside the house. If you're caught you will be subjected to a $200 fine per infraction and you will lose your damage deposit and possibly forfeit your stay with us. No Cigarettes, Cigars, Marijuana or Vaping inside the house. However, smoking is permitted OUTSIDE on the balcony or in the garden patio area. For your information, our next door neighbours smoke on outside. You can keep the smoke out by closing the windows on that side of the property. However, smoking is prohibited within 6 meters of any entrance, window, or a building air intake according to provincial bylaws.
10) AC Units: Do NOT use the Air Conditioner Units at the SAME TIME as other appliances like the Vacuum, Kettle, Hair Dryer or your own Hair Straightener. Turn OFF AC Units if using these devices.
• You could cause the breaker to trip, and the breaker panel is inaccessible
• We don’t have access to the breaker panel from our Airbnb - the downstairs tenant needs to reset it, he is often not home or available to do this. If the breaker trips, the power to that circuit will go out and the Wifi, TV or other power outlets could not work for possibly 24 hours.
11) No parties in the suite, or loud noise after 10pm. The house is part of a townhouse complex surrounded by neighbours and a caretaker. The caretaker next door will call the police and us if there are loud noise disturbances or loud music late at night. You will be evicted. We will be notified by the neighbours immediately if there is any suspicious activity, or potential bylaw fines. These bylaw fines will be forwarded to you.
