BBQ Grill Guidelines:
• The grill uses charcoal — guests must bring their own charcoal.
• For safety and environmental protection, please do NOT dispose of charcoal in the woods.
• Ensure charcoal is fully extinguished before disposal.
• A fire extinguisher is located nearby for emergency use if needed.
• Fireworks are strictly prohibited on the property.
• Please be mindful of the surrounding wooded community and follow all fire safety precautions.

Important: Failure to comply with fire safety rules — including the use of fireworks or improper disposal of charcoal — will result in a $2,000 fine.

Wildlife Awareness – Bear Safety
As part of this serene mountain experience, wildlife — including bears — may occasionally be present. While sightings are uncommon, we kindly ask guests to follow these important safety guidelines:

• Please avoid leaving food, trash, or scented items outdoors (including on decks or in vehicles).
• Ensure all trash is securely placed in designated bins with lids tightly closed.
• Do not feed or approach wildlife under any circumstances.
• Keep vehicles locked and do not store food inside cars.
• Avoid leaving coolers, grills, or leftovers unattended outdoors.
• In the rare event of an encounter, remain calm, keep a safe distance, and slowly back away — do not run.
• Children should be supervised at all times when outdoors.

Pool & Hot Tub Rules

Pool and hot tub are to be used at your own risk.

Children must be supervised at all times.

The pool alarm is a safety feature and may activate with sudden movement or splashing — this is normal.

Do not tamper with, disable, move, or alter the pool alarm, pool equipment, temperature, AC, or humidity controls.

Any tampering or unauthorized adjustments will result in a $500 penalty, and guests will be responsible for repair or service costs.

No Smoking / Vaping Policy

Smoking or vaping of any kind is strictly prohibited anywhere on the property, including indoors, decks, patios, and common areas.

A $500 penalty will be imposed for any violations, plus additional cleaning or damage costs if applicable.

Pet Policy – No Pets Allowed

To ensure a comfortable, clean, and allergen-friendly experience for all guests, pets are not permitted on the property.

If any pet is brought onto the property, the following will apply:

• A $750 unauthorized pet fee will be charged to cover additional cleaning and sanitation
• Guests will be financially responsible for any damage caused by the pet, including (but not limited to) furniture, linens, flooring, or outdoor areas
• Any repair or replacement costs will be charged separately based on actual damages

This policy helps us maintain a high standard of cleanliness and comfort for every guest.
