“Another wonderful stay , the hotel is so beautifully decorated clean and owners so friendly and helpful. The breakfast in the morning is amazing with a fantastic choice cooked to order. The lady serving this is a treasure and can’t do enough for you. Will be back again to this amazing hotel by the sea .”

“Beautifully decorated throughout. Breakfast was very good and staff were very polite and helpful. The only thing I would make everyone aware of is that car park isn’t on sight of the hotel but at the opposite side of the road through an alleyway and it’s very small so we weren’t able to get a space so had to pay for the long stay car park which cost us over £10 in all and it would have been a nice gesture if the hotel offered to compensate those who can’t get into their car park. “Room was lovely, just the right size. Staff welcoming & friendly, A lovely touch to get a free breakfast the following day. No issues with parking. Only 1 point to make, room was very hot so we should have asked for a fan (but it was 34 degrees outside!), so not even sure a fan would help!. Overall, would definitely return if we needed a night in Southampton again.”

“Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed.”

“It is a lovely place, the staff is amazing. Very friendly and service minded. The breakfast was delicious! But, the room is very cold, only kne radiator for multiple rooms, old windows letting in all the cold. Worst was that there were no heating or power outlets in the bathroom. Super cold! And a very big spider lived there... I ate dinner one evening at the mansion, it was not worth the money. Minute steak and some fries for 20 pounds. Took 5 seconds to eat. No taste. ”

Bed looked like it's been slept in already. No towels provided. There was a kettle and some tea in the room, but no cups to make it in. Shared toilet and bathroom, dirty, no soap, no shampoo.
