● Smoking is permitted off the premises only
● Smart smoke detectors are installed
● Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal
Noise
● Low Noise Hours: 10:00 PM – 8:00 AM
● Noise monitoring devices are installed inside the home
● Devices do not record audio
● Sustained noise over 85 dB inside the home for 5+ minutes triggers alerts to the guests promptly to keep it low
● Repeated violations may result in fines up to $2,500 and removal

PARKING
● Driveway Capacity: upto 4-6 car space
● No blocking or parking on the neighbor's property at any time

SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED)
Guests must select one of the following options after booking via our Guest Hut App:
- $1000 refundable security deposit, or
- $35 per night nonrefundable damage waiver (capped per stay)
PET POLICY AND FEES
- NO PETS at all times.
- Failure to follow will result in an additional Fine of $500+ and/or cancellation of your reservation immediately.
AGE REQUIREMENT & ID VERIFICATION
- Primary booking guests must be 22+
- Guests between 18-22 may book with a one-time $49 fee (applies once per reservation, one guest only)
- All guests 18+ must complete ID verification prior to check-in
Verification includes government-issued ID, selfie verification, and signing our rental agreement/house rules in the Guest Portal. Failure to complete verification may result in cancellation without refund.
