This smart-home has 4 bedrooms, 2 bathrooms and sleeps 8 guests comfortably. Featuring super-fast wifi, 3 smart TVs, amazingly comfortable beds and pillows, stocked kitchen with cookware and appliances, a fresh complimentary 5 gallon water cooler, 4 full body length mirrors and a huge backyard. This space is perfect for families, group retreats, groups of friends, co-working groups or anyone in search of something unique and tastefully done.

This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring door bell for added security.

Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $50.
Early check-in time is 2pm or earlier.

Late check-out is 12pm. Late check-out fee is $40.
Late check-out is subject to availability at the sole discretion of the host.

Late check-out is only applicable to reservations that have paid the $40 late check out fee. Late check-out can only be added to the reservation prior to check-out date. If you request late check-out on check-out day or overstay past normal 10:00 am check-out time then late check-out fee is $80. This $80 will be automatically deducted from your deposit.

Check-in begins at 5:00 pm and check-out ends at 10:00 am.

There is also free on-property parking.
Driveway can park up to 4 cars.

There is no street parking.

You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.

There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment.

Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen.

There is a train that runs near this home, you may hear the train at times but the horn does not usually blow.

Pets are allowed. 25 pounds or less, the pet fee is $25 per night per pet. 26 pounds and over, the pet fee starts at $50 per night per pet. Please let us know if you want to bring a pet at the time of booking. Once booked, we will require a $250 pet cleaning deposit fee on the day of reservation. Refundable on the check-out day if no damage or excessive animal fur in the space. Also, we will require a picture of the pet.

For undisclosed pets brought into the listing, there is an additional $250 fee.

Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

*Deposit Collection* (Only in the case of Pets and Underage guests)

In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed.

The Roku remote controls the TV, the TV is run by wifi please login to your account to access apps on TV.

Please let the host know once you have checked in and checked out.

At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

Landscaping may happen any day of the week from 8 AM onwards.

The small Roku remote powers the smart TV, the volume control is located on the side of the Roku remote. Home button is MENU. Volume button in the side.

For Master Bedroom TV Remote, use menu button to get back to main app screen.

For bedroom TV remote, the V icon in the middle is the menu button. Use to get back to main app screen.

There are linens and pillows for the sofa bed in the second bedroom closet

There is a fire extinguisher, bug spray and an extra water jug under the kitchen sink.

There is a first aid kit under the bathroom sink.

The circuit breaker is located next to electric meter on side of the house outside.

There is a motion detector on the interior of the unit, THIS IS NOT A CAMERA, it only functions to detect motion when the alarm is on.
