Welcome to my stunning, modern two-bedroom apartment! Located on the 1st floor with lift, the flat has been recently modernised to the highest of standards and benefits from plenty of lights, minimalist furnishings, and a contemporary feel. Located in the heart of the Shoreditch triangle, the flat is just 5 minutes from Hoxton overground station, and 10 minutes walk to both Shoreditch overground and Old Street tube station.

A fabulous, exceptionally stylish apartment located in a great spot. You will stay right in the heart of Shoreditch and its eccentric vibe. Independent cafes, shops, bars, and restaurant are at your doorstep.

The property provides all the comforts of a home away from home and it's composed of:

- Modern kitchen fully equipped with pans, pots and crockery for those of you looking to cook and spend a chilled night in

- Living area perfect for with family nights in with high-end sofa bed for 2 extra guests, additional sofa for you to relax after a long day outside exploring the city, and Samsung 65" Smart TV with Netflix and Amazon Prime. Dining area with table and chairs

- Brand new family bathroom with walk-in shower

- Two bedrooms: one with super king-size and the other with with king-size bed. Both have a good amount of storage space for your belongings. The relaxing sleeping spaces offer a sense of comfort and provide the perfect quiet yet central base for exploring London.

Cleanliness is incredibly important for us and our guests, and even more so now as we all aim to reduce the spread of infection. The flat is professionally cleaned before your arrival and fitted with fresh hotel quality linens and towels to provide the most comfortable experience possible.

Standard check-in time is 3pm onwards, and check-out time is before 11am. One extra night will be charged for late checkout.

The full address will be provided prior to your check-in, together with the access details.

See our house rules for:
- fees applied for late checkout
- charges for call out if you forget the keys inside the flat. The full cost of lock replacement will be charged for lost keys - please be careful with them.

- Parties are strictly prohibited
- Extra guests are not allowed
- Respect for neighbours is highly appreciated
- Keep the noise down, especially after 10pm
- Please use indoor shoes/slippers, if possible
- This is our home in London, please care for it as such
- Please make sure to lock the door and all the windows when leaving the property

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply check-in times after 14:00 and check-out times before 11:00.

Late check-in needs to be pre-arranged and confirmed with us at least 3 days before arrival and they are subject to the following charges for arrival between these times:
From 19:00 to 22:00 - £40
From 22:00 to 00:00 - £65
From 00:00 to 7:00 - £100

*These prices may differ during public holidays (e.g. Christmas Day the charge will be £100 and checkin has to be before 18:00 latest)
These fees need to be paid in advance and cannot be paid at the property.

If your arrival time is delayed beyond 1 hour then please let us know and we will do our best to accommodate the delay however we may need to re-arrange the check-in time or for you to collect the keys from us if we have other pre-arranged commitments.

If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied.

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.
