We want you to have a wonderful, relaxing and memorable stay while ensuring the property, our neighbours and the local community are respected.

Please take a moment to read these House Rules carefully before booking. They apply to all guests, visitors and stays and are in place to protect our guests, owners, neighbours, the property and the local community.



1. Guest Verification & Booking Requirements

All bookings are subject to Peachy Properties’ guest verification process and completion of the required Rental Agreement before check-in. A valid driver’s licence or government-issued photo ID may be required as part of the verification process, and your reservation is not considered fully confirmed until guest verification has been completed. Strict council, insurance and property requirements apply, and bookings from groups under 25 years of age are not accepted.



For non-Airbnb bookings, a $500 security bond is required via credit card pre-authorisation 3 days before check-in. The bond is released 3 days after checkout, subject to the property being left in accordance with these House Rules and the Rental Agreement.



2. Guest Numbers & Visitors

The maximum number of people permitted on the property at any time, day or night, must not exceed the maximum occupancy stated on the listing. Only guests registered on the reservation may stay at or access the property. Additional guests, visitors, overnight stays or unapproved gatherings are not permitted without prior written approval from Peachy Properties. Occupancy limits are non-negotiable due to council and insurance requirements. Breaches may result in immediate termination of the stay and guests being required to vacate, with any applicable costs or penalties charged to the booking guest.



3. No Parties, Events or Gatherings

This is a strictly no-party property. Parties, Schoolies, hens parties, bucks parties, events, functions, weddings, retreats and similar gatherings are strictly prohibited. Loud music, excessive noise and behaviour that causes a disturbance to neighbours or the surrounding community are not permitted.



4. Noise & Respect for Neighbours

Please be considerate of our neighbours and the local community throughout your stay. Quiet hours are 10:00pm to 8:00am, and outdoor areas must not be used after 10:30pm. Excessive noise, loud music, outdoor speakers or any behaviour likely to disturb neighbours is not permitted at any time. Noise monitoring devices may be installed at the property to monitor noise levels only. They do not record conversations or audio content. If noise levels become unreasonably high, guests may receive a warning and, depending on the circumstances, the stay may be terminated.



5. No Smoking or Vaping

Smoking and vaping are strictly prohibited anywhere on the property, both indoors and outdoors. Additional cleaning, odour removal, remediation or other reasonable costs may be charged where this rule is breached.



6. Care of the Property

Please treat the home, furnishings and contents with care and leave the property reasonably clean and tidy at checkout. Furniture, furnishings or other items must not be moved without prior approval. Guests may be charged for damage, breakages, missing items, excessive cleaning, rubbish removal, odour removal, pest treatment or other reasonable costs resulting from their stay.



7. Security, Safety & Monitoring

For the protection of our guests, owners and the property, security cameras may operate in disclosed external areas, such as the front exterior, entry area, garage or front door. Pool and outdoor shower areas are excluded from camera coverage for guest privacy. Noise monitoring devices are used to monitor noise levels only and do not record conversations or audio content. Guests must not tamper with, disable, cover or interfere with security cameras, noise monitoring devices, internet equipment, smoke alarms, pool safety equipment or any other safety or security systems.



8. Parking & Vehicles

A maximum of 1 vehicles is permitted on the property at any time. Vehicles must be parked only in designated parking areas and must not exceed the property's stated parking capacity. Parking on nature strips, neighbouring properties or common property, or otherwise obstructing access, is not permitted.



9. Sauna, Outdoor Bath & Other Amenities

All saunas, outdoor baths, fireplaces, balconies, decks and other amenities and facilities are used at the guest's own risk. Children must be supervised by a responsible adult at all times, particularly around the sauna, outdoor bath and other potential hazards. Glass is not permitted in or around the sauna or outdoor bath areas, and all safety instructions must be followed at all times.



10. Keys & Access Devices

Guests are responsible for all keys, remotes, garage openers and other access devices provided during their stay. Lost, damaged or unreturned items, as well as lockouts or locksmith call-outs resulting from guest actions, may incur replacement and call-out fees.



11. Check-In & Check-Out

Standard check-in is 3:00pm and check-out is 10:00am, unless otherwise approved in writing by Peachy Properties. Unauthorised early arrival or late departure is not permitted and may result in additional charges.



12. Breach of House Rules

These rules are in place to protect our guests, owners, neighbours, the property and the local community. Peachy Properties reserves the right to refuse entry, cancel a reservation, require guests to vacate or terminate a stay immediately where House Rules, council requirements, insurance conditions or the Rental Agreement are breached. Where a stay is terminated due to a breach, no refund will be provided, and the booking guest may be responsible for any resulting damage, losses, contractor or call-out fees, cleaning costs, regulatory fines or other reasonable associated costs. Fees and charges may apply where these House Rules are not followed. This property operates under strict occupancy, noise and no-party requirements. Please only book if you are comfortable complying with these conditions.



Mornington Peninsula Council Requirements:

This property operates in accordance with the Mornington Peninsula Council Short Stay Accommodation Code of Conduct and applicable council, insurance and property requirements. This property does not accept Schoolies, hens or bucks parties. Penalties may apply where these requirements are breached.
