- Semi-Indoor Heated Pool (The pool can be heated on request at $50 per night for the duration of your stay. The pool will be heated to 28-30 degrees (approx.) with electrical heating - note, this is not spa temperature and should not be expected to feel like a spa. It will feel more like a comfortable warm bath, not 'hot'.)

*Please note: The pool is only listed as semi-indoors as there is a small amount of mesh above the pool, therefore if it rains it does come through just above the pool. The BBQ area is protected from getting wet.

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. Every group must sign a booking agreement provided by Peachy Properties.

2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 7 days post-checkout.

3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies and pools.

4. No parties or unapproved gatherings allowed at any time.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms and external cameras to prevent the house rules being broken.

6. No "schoolies, bucks or hens' bookings. Please adhere to this policy.

7. No bookings from groups under the age of 28.

8. Smoking is prohibited both inside and outside the property.

9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 10 guests unless prior approval is obtained.

10. Parking is only permitted in designated areas on the property; no street or nature strip parking - There is space for 3-cars in the garage and two in the driveway.



Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of any rules may result in immediate eviction and enforcement of penalties.

For non-airbnb bookings a security bond hold is charged 3 days before booking and released 7 days post. The bond is $750.
