The Space:
Light filters in as the Pacific breeze moves through the space, and the sound of the ocean sets an easy rhythm for the day. You step onto the balcony to take in the garden surroundings and the nearby water, with warm coastal air that stays consistent year-round in Nuevo Vallarta. Mornings invite slow coffee moments, while afternoons are shaped by pool time and walks along the beach just steps away.
This entire condo at Aria Ocean offers a calm, well-appointed setting for up to four guests. The space is arranged with two bedrooms, three beds, and two full bathrooms, designed to support relaxed stays with family or friends. Cleanliness is prioritized before arrival, so you can settle in comfortably from the moment you enter.
Sleeping arrangements
Two bedrooms provide comfortable places to rest, with bed linens, cotton linens, room-darkening shades, and closet storage. The layout accommodates a total of three beds, making it suitable for couples, friends, or families traveling together. A paid crib is available for guests traveling with infants.
Living spaces
The condo is a single-level home with no stairs, accessible by elevator. Central air conditioning keeps the interior comfortable in the tropical climate, while natural light flows through the living areas. Wifi and Smart TVs support downtime between beach visits and pool swims.
Kitchen & dining
A kitchen is available for preparing meals during your stay, along with a dining table for shared moments. Please note that basic kitchen utensils are provided as tools only, not supplies, and items such as oil, salt, and pepper are not offered, even if they may appear elsewhere in the listing.
Outdoor living & shared amenities
Step outside to your private patio or balcony with outdoor furniture, or spend time in the shared outdoor pool and common areas of the condominium. The property is waterfront, with shared beach access allowing you to enjoy the sand and ocean nearby. Outdoor areas are part of the condominium and maintained by building administration.
Parking, access & services
Free parking garage access and free street parking are available, subject to availability. Self check-in is provided via keypad. Long-term stays of 28 days or more are allowed. A free washer and dryer are located in the unit for guest use.
Important notes & fees
The cleaning fee covers cleaning before and after your stay only - no cleaning or laundry service is included during the stay. The nightly rate covers 1 to 4 guests; additional guests beyond this generate an extra charge of approximately 15 dollars per person per night, though total occupancy may not exceed four guests. Electricity consumption is included up to a set kilowatt allowance determined by season and unit size and shared after booking confirmation. Excess usage is charged at 5 pesos per additional kilowatt. Pets are not allowed, and no unregistered guests or visitors are permitted.
Nuevo Vallarta is an actively developing area, and daytime construction noise may occur nearby. Due to the tropical environment, insects such as gnats may appear, and fumigation is performed before and after each reservation, with additional fumigation available during your stay if needed.
Guest Access:
Important Note: If you book after 9 p.m. the day before your arrival or the same day of your check-in, the apartment will be available for you from 6 p.m. onwards.
It is very important that you provide us with the names of all guests and their estimated time of arrival at least 24 hours prior to their arrival. Otherwise, the condominium may restrict access, and unfortunately Del Mar cannot be held responsible for such a situation.
Check In is done from the security booth. Before your arrival we will send you the information with your access code to the gate, since it is an electronic gate.
The Staff will be able to receive you from 3:00 p.m. - 5:00 p.m. (if you need to check in after this time please contact your host).
Check-out: 11:00 a.m. Remember to turn off the AC before your departure and notify your host.
Check-in time for reservations made on the day of arrival will be from 6:00 pm onwards.
The apartment is located on floor no._8_ of tower 3, so guests access it by elevator.

It is one of the most complete vacation spots in the Mexican Pacific. Comprising some 305 kilometers of beautiful coastal areas, Nuevo Vallarta is a destination with a humid-tropical climate with an average temperature of 28°C, ideal to spend a relaxing, quiet and family time, since it has one of the most accessible beaches in Banderas Bay.

As an alternative, we have provided garbage bags so that you can dispose of the paper safely. Please cooperate with us to keep our drainage system in good condition and avoid future mishaps.

-Electricity consumption
Due to the nature of the destination, the electricity consumption that we include, is analyzed by the vacation season in which you make your reservation and the number of rooms in your unit, so you will be sent the total KW that will include your stay when your reservation is confirmed.
Each excess KW will have an additional cost of $5 pesos.
The balance comes from the initial and final meter reading.
