Please note: After booking, all guests will be asked to electronically acknowledge a brief rental agreement covering our house rules, occupancy limits, and standard guest liability. It is sent via your Vrbo message thread after booking and takes about one minute to complete. No payment or sensitive personal information is requested—your booking remains entirely through Vrbo. Acknowledgment is required prior to receiving check-in details.

A completely refundable damage deposit of $250 is also charged. It will be refunded within two to three days of leaving if the property is returned with no extra cleaning needed or damages
1. No Smoking
Smoking, vaping, or e-cigarettes are not permitted inside or outside the home.
2. No Parties or Events
Large parties or events are strictly prohibited.
Small outdoor gatherings with registered guests are welcome upon approval — just keep music and noise at a respectful level, especially after 10 PM.
3. Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM. Please be considerate of neighbors, particularly when enjoying outdoor spaces at night.
4. Check-In & Check-Out
• Check-in: After 3:00 PM
• Check-out: By 10:00 AM
Early check-in or late check-out may be available for an additional fee if the schedule allows.
5. Cleanliness
Treat the home with care and leave it as you found it. Clean up after yourself and report any damages or maintenance issues right away.
6. Pets
Pets are allowed upon request and pre-approval only. A pet fee applies. Unauthorized pets will result in a $250 fee.
7. Damage Reporting
Please notify us immediately if anything is damaged during your stay so we can address it quickly.
8. Pool Safety
• No glass near or in the pool area.
• Children must be supervised at all times.
• Do not disconnect the auto-fill water hose or touch any pool equipment.
9. Guest Policy
Only registered guests are permitted to stay overnight. Visitors are allowed during the day but must depart by quiet hours.
10. Security & Safety
Always lock all doors and windows when leaving the home or upon checkout.
11. Trash Disposal
Please use the designated outdoor trash bins they are collected every trash day, which is Thursday morning.
12. Parking
2-car garage is available for use. There is also driveway parking for up to 3 vehicles. Do not block neighboring driveways or park on lawns. No RVs or trailers without prior approval.
13. Respect for Neighbors
Friendly outdoor gatherings are encouraged upon approval, but please maintain respectful noise levels and never trespass onto neighboring properties.
14. Wi-Fi Usage
Wi-Fi is provided for guest use only. Illegal activity or downloads are strictly prohibited.
16. Maintenance Access
Landscaping and pool maintenance occur weekly, typically on Friday or Saturday mornings.
Staff do not require guest contact but may access the backyard briefly.
17. Liability Acknowledgment
Guests accept full responsibility for any injuries or damages that occur during their stay, including use of the pool, basketball court, and outdoor spaces.
18. Prohibited Items

• No fireworks, glitter, confetti, or tape on walls or furniture.
• No tents, bounce houses, or inflatables beyond those provided.
19. Rental Agreement
All guests must electronically acknowledge a brief rental agreement sent via the booking platform message thread after booking. It covers house rules, occupancy limits, and standard guest liability. Acknowledgment is required prior to check-in instructions being released. No payment or sensitive personal information is requested—your booking remains entirely through your reservation platform.
