# HOUSE RULES (Please Read)

## Guest Limit & Visitors

* Maximum guests: 14 (unless otherwise agreed).
* All visitors must be pre-approved, and fees may apply.
* Day visitors are allowed only between 9 AM and 6 PM and must leave by 8 PM.
* Only guests listed on the reservation may stay overnight.
* Unauthorized overnight guests or daytime visitors beyond limits will incur a $200 per-person fee and may result in removal without refund.
* Maximum parking: 4 cars in the driveway. No street parking allowed per county law.

## Quiet Hours & Neighbor Policy

* Quiet hours: 10 PM–8 AM.
* Noise complaints resulting in law enforcement arrival will incur a $1,000 fine per incident.
* If noise exceeds limits after a warning, a $500 fine may be applied and the reservation may be canceled without refund.
* Do not trespass or disturb neighbors.

## Booking Requirements

* The primary guest must be 21+ and staying at the property.
* Third-party bookings are not allowed.

## Events & Parties

* No parties or events unless pre-approved.
* Approved events may be subject to an event fee.
* No fireworks, glitter, or confetti indoors or outdoors.
* Only painter’s tape may be used for wall decorations.
* Indoor furniture may not be moved outdoors.
* Unauthorized events will result in a minimum $2,000 fine and removal without refund.

## Pets

* Pet fee: $40 per pet per night.
* Option 1: Up to 4 well-behaved dogs, each under 20 lbs and at least 1 year old.
* Option 2: Up to 2 well-behaved dogs, each under 50 lbs and at least 1 year old.
* No puppies.
* All pets must be pre-approved.
* Dogs must be crate-trained.
* Guests must clean up after pets.
* No cats or other animals.
* Pets are not allowed on beds or sofas.
* Excessive fur on linens or furniture may incur a $200 linen fee.
* Pet waste inside the home or backyard will result in a $300 cleaning fee.
* Undisclosed pets (including ESAs or service animals not communicated before booking) will incur a $250 per-pet fee.

## Smoking, Vaping, and Substances

* No smoking, vaping, or drug use anywhere on the property (indoor or outdoor).
* Guests must leave the property to smoke or vape.
* Cigarette butts found anywhere on the property will incur a $500 fine.

## Outdoor Food & Safety

* Do not leave food or drinks unattended outdoors.
* No food or drinks may remain outside overnight.
* The pool is not fenced; children must not be left unsupervised in the backyard.

## Grill & Propane Use

* Do not use charcoal in the grill. Damage will incur full replacement cost.
* Turn off propane tanks after use.
* Propane is not guaranteed; refills are available locally.
* Pre-arrival propane refill: $75 per tank (requires 4-day notice).

## Check-In/Check-Out

* Unauthorized early check-in or late check-out will incur a $50 fee per 30 minutes.

## During Your Stay

* Report any issues, damages, or concerns promptly so we can address them.
