Guest Access:
You’ll have full, exclusive access to the condo. Plus, shared access to the common grounds and complex amenities.

The Neighborhood:
You’ll be steps from Coba Ave. (the street that goes to the beach), Liverpool, Chedraui grocery store, Carl’s Jr., and an array of fantastic restaurants, trendy shops, and local attractions. The start of the beach road to the beach is about 2.2 km | 1.4 miles away. The lush road is filled with shops, boutiques, cafes, jungle eateries, world-famous dining, beach hotspots & beach clubs.

You’ll also be near the ruins and refreshing cenotes (freshwater sinkholes unique to this area). Besides the cenote at the property, you’ll find Cenote Escondido and Cenote Cristal, just a 15-minute drive away. When you’ve had enough beach, head to the Sian Ka'an Bio Reserve for a river float or visit an X-park|Eco-park like Xel-ha or Xplor, or golf at Dreams Tulum or Riviera Maya Golf Club.

Getting Around:
The condo is about 120 km|75 miles or about a 2-hour drive from the Cancun International Airport (CUN). Always consult your mobile map app for an accurate driving time, as it will vary based on the time of day. It’s best to prearrange your airport transfers. Let us know if you need any assistance. We’d be happy to help!

The elevator is out of order until further notice.

Please note: Tulum is an area of high growth, and at times, you may hear construction from surrounding developments during daytime work hours.

Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.

Remember to pack or bring your bath essentials with you, like soap, shampoo, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. This stay differs from hotel service. Here, these items are the guest's responsibility. Thank you in advance.

Electricity is included for short-term stays. For reservations of 7 nights or more, an additional electricity charge will apply. Consumption will be calculated based on photos of the electric meter taken at check-in and check-out. The difference will be multiplied by $4 MXN per kWh, which is the current tariff rate.

Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.

Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Security cameras are used on the exterior of the property for guest safety and security reasons only.

We kindly ask all guests to abide by the following HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the home, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.

Interaction with Guests:
This is a self-check-in property using a code for the lockbox to access the keys. The code will be sent before your arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.

Lovely condo-loud location

The condo itself and the check in process and communication with the owner was spectacular. As with any vacation rental, I always do additional cleaning once I get there, there were small things that I noticed so I wiped everything down. The unit was great, but it is on the end facing the road, which is very busy and loud during the day but very much at night, & there is blaring music and talking/screaming people until the wee hours of the morning. The karaoke across the street uses projection and without the fans on full blast and earplugs, the entire unit is bumping. For party people that would be awesome, but not for us. The pools, rooftop pools, were all clean and very quiet. The other issue is there is a maintenance person who has his dog with him and he barks for hours while his owner is doing his job, it went for over 2 hours one day, but it happens every day. So if you are looking for peace and quiet, this wouldn't be the location for you but if you don't mind the dog barking (lots of other dogs nearby or on site also) and the super loud street and music, then you would love it. The condo itself was clean, well stocked and great.
