In response to guest requests, we have recently installed mini split air conditioning units in each bedroom and the living area (October 2025) for your ultimate comfort. This tropical home also features strategically placed ceiling fans and open-air louvered windows to take full advantage of the trade winds, bringing a cooling breeze from the ocean during the day and the mountains at night. You’ll enjoy a perfectly comfortable stay, day or night!

Guest Access:
Guests will be provided with gate and door code for self check in. Two reserved parking spots are provided (one covered and one not covered).
The Neighborhood:
-Our Kona beach house is right on the water! Adjusting to the sound of ocean waves might take a night or two—embrace this opportunity to immerse yourself in nature’s melody.
- The house is now fully equipped with mini split AC units in every bedroom and the living area (installed October 2025) in response to guest requests. Ceiling fans and louvered windows also allow you to enjoy the gentle trade winds throughout the home. The swimming pool is just steps from your lanai.
- As we’re nestled in the tropics, some friendly bugs may make their way indoors despite our best efforts. Please store food and take out the trash daily to keep them at bay.
- Guest rooms are set up with king beds by default. If you’d like twin beds in either guest room, or want the downstairs guest room set up as a sitting area with sofas, just let us know.

Our cancellation policy is intentionally very flexible for your convenience. However, last-minute cancellations can significantly impact our owners, as they result in lost revenue that cannot be recovered.
If you think there’s any chance your plans may change during the period when the cancellation policy is in effect, we strongly recommend purchasing the low-cost travel insurance offered at booking. This ensures that you’ll be eligible for the refund you’re hoping for, even if unforeseen circumstances arise.
