The Space:

Sunlight filters through the windows as the day begins, and the rhythm of vacation sets in at an easy pace. Mornings here start calmly, with space to gather, plan, and ease into days filled with nearby attractions or quiet time close to home. Evenings wind down just as comfortably, whether you’re sharing meals or relaxing after a full day out.



Living spaces

The home offers a generous layout designed for groups to spend time together without feeling crowded. A central living area provides plenty of seating for conversation, movie nights, or downtime between outings. Air conditioning and heating keep the indoor climate comfortable year-round, and WiFi and TV support both entertainment and remote needs during your stay.



Sleeping arrangements

There are five bedrooms across two floors, offering flexibility for families and groups. One bedroom and one bathroom are located downstairs, while four additional bedrooms and three bathrooms are upstairs. Beds are arranged to accommodate up to 12 guests, making it well-suited for shared stays while still allowing privacy when needed.



Kitchen and dining

A full kitchen anchors the home, giving you the option to cook and dine together whenever you like. The adjoining dining area makes it easy to gather for breakfast before heading out or for relaxed dinners at home. Everything is laid out for convenience, from meal prep to cleanup, so time spent indoors feels effortless.



Outdoor living

Step outside to enjoy the private pool just beyond the back door. It’s an inviting spot to cool off during warm Florida afternoons or unwind after returning from the parks. Pool heat is available as an option. The outdoor patio includes a BBQ grill and seating, offering another place to relax or spend time together without leaving the property.

Our grills are propane grills, please be advised that propane must be provided by the guest. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee that the propane tank will be filled upon arrival.

Staying at Windsor at Westside means access to a wide range of shared resort amenities. Guests can enjoy the community pool, lazy river, water slides, splash area, hot tub, gym, and clubhouse with arcade games, bar, and lounge. Sports courts and picnic areas add even more ways to enjoy time on-site, and the clubhouse is just a short walk away.



Location

The home is located in Kissimmee with convenient access to major roads, shopping, dining, and entertainment. Theme parks such as Disney World, SeaWorld, and Universal Studios are within an easy drive, making this a practical base for exploring the area while still having a comfortable place to return to each day.

Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
