TROPICAL BACKYARD
Our backyard is a tropical oasis where you can relax among the Florida sunshine and lush, swaying palms. Take a cool dip in the refreshing heated salted pool or spend the entire day relaxing with one of our floats, noodles, and tropical drinks in hand.

There are several places to relax around the pool. Enjoy the sun on our patio. We also have a lounge area by the pool for watching neon sunsets and twinkling stars move across the sky.

Over on our covered patio, there’s more shade for your group. Fire up the BBQ grill for a coastal-inspired cookout.


LIVING ROOM & DEN
Our living room is relaxed and comfy – just like the rest of the house. Natural light enters through a wide picture window and sliding doors, and relaxing abstract paintings also lend touches of warmth. Here, you can kick back on our plush light grey sofa And watch shows and favorite movies on the smart TV.

A den off the dining room is another place to hang out with your group. It’s light and sunny, with lots of windows and a glass door that leads to the open space patio. Curl up on the sofa with a good book, or take a nap as the sunlight streams in. There is also a smart TV here.

KITCHEN & DINING AREAS
Our kitchen has everything you’ll need to whip up margaritas or home-cooked meals. It is around the wall from the living room. You’ll find handsome white wood cabinets here, as well as a beautifully design accent wall, marble countertops, and stainless steel appliances. We also have a coffee pot and ground coffee so you can start your morning right.

The dining area – it’s open to the kitchen, living room and den – is the heart of the house. Here, you'll want to gather around our spacious wooden table that seats six (8) people. Eat, drink and map out tomorrow’s adventures here. Or get out Uno, Monopoly, and Cards Against Humanity for the game night beneath the chandelier.

4 BEDROOMS
Our four bedrooms are peaceful retreats to unwind for the night. And they all come with homey features: Windows with curtains, ceiling fans, crisp white linens, patterned rugs, abstract artwork, and smart TVs. The master bedroom also has an en suite bathroom while the other king-bedded room has a desk area for any work remote needs.

3 FULL BATHROOMS
Near the bedrooms, our hallway bathroom has a modern vanity with light sconces and white abstract wall art. It also has a glass shower. Over in the master bedroom, an en suite bathroom comes with a spacious glass shower, rain shower heads, and a modern vanity like the other one.

And don’t worry about bringing shampoo, conditioner and body wash. We’re happy to provide these toiletries for you.

Guest access
You have private access to Luxury Ranch, the guest house, and all amenities during your stay. For your privacy, the backyard is fully enclosed.

PARKING
We have room for 4 cars in our driveway.

PETS
We’re happy to host your small furry friends. We can accept up to two pets, each weighing up to 40 lbs, for a $100 fee per pet and a $200 security deposit. All pets must be house-trained and are not allowed on furnishings and beds. We also ask you to crate your pets when left alone in the house. Please share your pet’s breed and weight information prior to booking so we can provide written approval.

Please note: Any sign of pet damage will result in an appropriate fee for the damage at hand. A $200 fee will be applied for unattended pet waste.

NO SHOE POLICY
We greatly appreciate you taking off your shoes while in the house so we can preserve the rugs and floors.

QUIET HOURS
Thank you for observing quiet hours between 10:00 pm and 8:00 am. This ensures the peace of the neighborhood and our standing as courteous neighbors.

We enforce good neighbor policies on all managed properties. Renting homes in a neighborhood/community is a privilege and must be treated as such. Guests must be mindful of their noise levels at all times and respect the rules of the community. We do not provide speakers and/or sound systems on-site.

Anyone found to be violating noise ordinances will be subject to an immediate $3,000 fine, in addition to City-imposed fines which can reach up to $10,000 per violation, and can be removed from the property due to negligence.

SMOKING
To keep the property fresh and clean for all, smoking is not permitted inside. If smoke is detected, there will be a $1,000 fee for proper deep cleaning and odor removal. Violating this policy may result in guests being liable for the full cost of damage resulting from it.

PARTIES & EVENTS
Gatherings with your group are great, however, parties and events are not allowed. Any evidence of such will result in a $3,000 FINE and an immediate termination of your booking. Thank you for your understanding as we strive to keep the property in wonderful shape for all guests to come.

SECURITY CAMERAS / NOISE MONITORING
Please note that each home has anywhere from 3-4 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to be used for security purposes and to ensure the safety of the property and traveler. Security cameras can be located on all angles of the exterior property, including the pool & common areas.

Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel/sound levels only, to
protect against noise complaints from neighbors. It does not record any conversations, simply noise levels.

Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties.
