The Space:

Nestled in a charming gated community, just a stone's throw away from Orlando's renowned theme parks and attractions, this stunning two-story residence serves as an ideal launchpad for your vacation escapades. The home boasts six exquisitely designed bedrooms, each themed after a House and the castle grounds. The ground floor features a well equipped kitchen, a Great Hall doubling as a dining room and common area, complete with a fireplace Roku Smart TV, Disney+, and Nintendo Switch, one bathroom, laundry area, hidden Room of Requirements bedroom (queen bed), sunny Hufflepuff bedroom (queen bed) and a serene Forbidden Forest master bedroom with a view of the pool area, equipped with an ensuite bathroom.



Upstairs, the supremely secluded Slytherin bedroom, with a dramatic king-size bed and a TV overlooking the pool & lake. Across the landing, the courageous will discover the Gryffindor bedroom with 2 twin size beds the sun-kissed Hufflepuff bedroom with two single-size beds, and the airy Ravenclaw room with 3 trundle twin beds. Hufflepuff & Gryffindor share a Gryffindor bathroom, accessible from the corridor.



The fully equipped kitchen invites guests to whip up scrumptious meals using modern amenities like a large refrigerator, freezer, dishwasher, stove and oven, coffee maker, kettle, blender, toaster, microwave, and a variety of pots, pans, kitchen utensils, and serving utensils. Dine at the long, solid wood dining table under the soft glow of the chandelier and flickering candles.



After dinner, head to the common room for a cozy night in with your loved ones, watching your favorite shows on the large-screen TV inside the faux fireplace, featuring Netflix, Disney+, the Harry Potter films, and Nintendo Switch games like The Legend of Zelda: Breath of the Wild, Mario Kart 8 Deluxe, and FIFA23. Indulge in board games like Harry Potter Clue or pick up a book from the large eclectic collection.



Step outside to relish the covered patio with enchanting string lights overhead, relax on the loungers, take a dip in the pool, all under the lanai's protective cover. A gas barbecue is provided, but guests are requested to wheel it outside of the lanai in compliance with local regulations.



The house overlooks one of Lake Berkley's three picturesque lakes, teeming with Florida's rich wildlife and well-stocked with fish for catch-and-release fishing. Explore the community's 5-star amenities, including nature walks, picnics, barbecues, a beach area with volleyball and a fishing pier, all located in our safe gated neighborhood. At the clubhouse, guests can use the small gym, business center with a printer, and seating area with TV.



Parking is available for two cars in the driveway. Additional parking is allowed on the street (where there are no mailboxes) or in nearby community parking lots.



Guest Access:

Guests have access to the entire house exclusively, which includes 6 bedrooms, 3 bathrooms, kitchen, dining room, living room, patio, pool, and laundry room. There are two parking spaces in the driveway available, and parking is allowed on the street (where there are no mailboxes) or in nearby community parking lots. Guests also have access to the community club house, communal pools and lakes.



The Neighborhood:

We're located in the Lake Berkley Resort, a highly desirable, gated community with 24 hour security guard with community facilities and stunning wildlife walks. We are a few minutes away from Highway 192, a main artery leading to all of Orlando’s famous attractions. 15 miles to the Wizarding World of Harry Potter, 10 miles to Disney, 5 miles from Celebration, 4 miles from Old Town and 18 miles from downtown Orlando.



There is a Walmart and many restaurants very close but for a more charming atmosphere we recommend the nearby downtown of Celebration (12 minutes) and the historic downtown of Kissimmee (12 minutes). Both areas have beautiful architecture, lakefront parks and unique restaurants and boutique shops.



Getting Around:

While you'll love walking around our community, the greater Kissimmee and Orlando are is best explored by car, and free driveway parking is available at the home.



Other Things to Note:

• Parties and events are not permitted and the community enforces quiet hours from 9pm to 9am daily. Smoking and illegal substances are not permitted inside the home and subject to a fine of $250, plus any fees imposed by the community. We consider a party any number of guests over stated occupancy - a limit given to us by the HOA.



• The community has 24 hour security. All guests and their ages must be given before entry to the community is given. A maximum of 4 cars are allowed through the gate (parking of RVs, trailers, buses or boats is not allowed). Our home can only accommodate 2 cars in the driveway. There is additional parking on the street (where there are no mailboxes) or in nearby community parking lots.



• There are surveillance cameras in use at the exterior front entrance of the home.



• Tropical pests are endemic to our area. We have regular preventative pest control, but it's possible that a critter might sneak inside. Please help us keep them out by keeping windows & doors closed.



• The pool is not heated. Thankfully, Orlando’s mild temperatures mean it is useable most of the year but please keep in mind that it might be too chilly to swim in the winter.



• A gas BBQ is provided but please be sure to use it outside of pool screening to comply with local by laws.



• Pets are not allowed in rental homes in Lake Berkley.



• Our community has some wonderful amenities, like the fishing pier, tennis and basketball courts. If you wish to use them, please be sure to bring your own equipment.
