STUDIO ROYAL LUXEMBOURG is a beautiful spacious studio which benefits from a furnished balcony with a magic lateral sea view. It has a dream location on the Promenade des Anglais in the Carré D’Or (Gold Square) in the city center. The studio is located in the popular and high standing Royal Luxembourg building.

The studio has a sober and elegant decoration. The white walls and the marble floor give a sleek appearance and accentuate the already omnipresent luminosity in the apartment. The few black pieces of furniture underline the lines with refinement.

The swimming pool on the roof of the building will allow you to take a dip or sunbathe while admiring the breathtaking view of the sea.
Thanks to the studio TV, you will be able to access your Netflix account in addition to the hundreds of channels available.
The balcony will allow you to have lunch or drink a glass of rosé while admiring the horizon of the Mediterranean Sea.

STUDIO ROYAL LUXEMBOURG is on the 5th floor. It is accessible by lift.
The apartment has:

STUDIO ROYAL LUXEMBOURG has an ideal location in the Carré D’Or, in the city center. It is in a lively area with a multitude of shops (bakeries, restaurants, supermarkets ...)

All the must-see places in the city are within a 7-minute walk from the apartment:
- The pedestrian zone and its restaurants
- The Promenade des Anglais and its beaches
- Jean Médecin shopping avenue
- The "Coulée Verte" (garden in the middle of the city)
- Old Nice and its local specialties (spices, soaps, perfumes, confectionery ...)
You will also be near a tram stop which will allow you to easily explore the whole city.


A tram station is a few minutes' walk from the apartment. You can move easily throughout Nice.

The SNCF train station is a few minutes' walk away.

Nice Airport is just 15 minutes by car.

It has a dressing room with plenty of storage.

LIVING-ROOM :
It has a queen size Murphy bed (which you can fold down in a cupboard to save space), a sofa, a coffee table and a flat screen TV.
The dining area includes a dining table and 4 chairs.
The living room opens onto the balcony.

KITCHEN:
 It is equipped with a washer-dryer, a dishwasher, fridge, a freezer, a microwave, a kettle, a filter coffee maker, a ceramic hob and a toaster.

BATHROOM :
The bathroom is fitted with a beautiful walk-in shower, a washbasin with mirror, a heated towel rail and a hairdryer.

INDEPENDENT TOILETS:
The room has hanging and a toilet shower.

BALCONY:
It has a table and 2 chairs.

SWIMMING POOL AND CLUB HOUSE:
A Club House on the top floor of the building is available all year round. It offers you a beautiful terrace with a panoramic sea view.
There is also a swimming pool on the roof of the building (open from May 1 to October 15 (opening dates are subject to change depending on weather conditions. Hours : 6:00 am to 10 pm)). It is accessible to all residents of the building.

Heating/Cooling: Heating is collective and managed by the building. Start-up is scheduled for mid-November to mid-December. Shutdown is scheduled for mid-April. Start-up and shut-down dates depend on the local climate and the building manager.

Air conditioning is collective and managed by the building. Start-up is scheduled between mid-May and mid-June. Shutdown is scheduled for early October. Start-up and shut-down dates depend on the local climate and the building manager.
