The property is about 120 km | 75 miles from the Cancun International Airport (CUN) or 43 km | 27 mi from the new Tulum airport. Always consult your mobile map app for an accurate driving time, as it will vary based on the time of day. It’s best to prearrange your airport transfers. Once in Tulum, you can easily rent bikes and scooters to get around, plus there are always taxis available. There’s parking onsite that is first-come, first-serve.

Nearby Construction
Tulum is an area of high growth, and during daytime work hours, you may hear construction noise. The property may experience occasional electricity and WiFi outages.
Cleaning & Linens
For stays of 28 nights or longer, we include a complimentary cleaning and linen change every 15 days. If you prefer a more frequent change, we can gladly arrange this for an additional $30 USD per service charge.
Access Replacement
Loss or non-return of keys: $500 MXN fee.
Agreement and Security Deposit
When confirming your reservation or at check-in, we will ask you to sign a vacation rental agreement for your stay.
In some cases, depending on the platform used, a security deposit by credit card may be required, which will be refunded 7 days after your departure if everything is in order.
Your stay includes access to Tulum's best beach clubs: Ikal within the Jaguar Park Reserve and Arena at the Hotel Zone. Terms and conditions apply; ask your host for details.
House Rules
- Guests must be 21 or older to book.
- Smoking is prohibited on the property, as is the use of recreational drugs. Failure to comply will result in a $300 USD fine.
- Parties, events, and illegal activities are prohibited. Quiet hours are from 11:00 PM to 8:00 AM, but we ask that excessive noise be avoided at all times.
- Only the people registered on the reservation are allowed to stay.
- Guests are responsible for any damages or additional cleaning incurred during their stay.
- Government identification is required at check-in and may be requested again during the stay if ID verification is required.
- Pets are not allowed
- Please respect the residential complex rules to maintain community harmony.
