⭐ General house rules

• Please respect the property, staff, and surrounding area at all times.
• Quiet hours are from 10 PM to 8 AM. Please keep noise low indoors and outdoors during these hours. Quiet hours violations may result in a $250 fine.
• Parties, events, and unauthorized gatherings are not allowed. Violations may result in a $450 fine.
• Smoking is permitted outdoors only. Smoking of any kind inside the home is not allowed and will result in a $500 fine.
• Pets are permitted only if included in the reservation. A $50 pet fee applies per pet. Please clean up after your pets. Damage, excessive mess, or pet waste left behind may result in additional charges. Pet waste not cleaned may result in a $100 fine.
• Only registered overnight guests are allowed. Unbooked overnight guests may be charged $100 per guest per night.

⭐ Check in and check out

• Standard check in is after 4 PM.
• Standard check out is by 11 AM.
• Early check in from 3 PM is $40 when approved in advance.
• Late check out until 12 PM is $40 when approved in advance.
• Unauthorized late check out may result in a $100 fee.
• More than 2 hours late after check out may result in a $100 daily charge plus any vacancy or relocation costs caused.

⭐ Security and access

• Please make sure all doors and windows are closed and locked when leaving the property.
• Exterior security cameras and a privacy safe noise monitor are located outside only for property security and house rule support.
• Property staff may need access to outdoor areas during your stay for maintenance or property upkeep.

⭐ Property care and damage

• Driving or parking on the grass is not allowed. Any damage may result in a $200 admin fee plus repair costs.
• Glitter, confetti, sequins, fake snow, party poppers, table scatter, balloon filler, and similar materials are not allowed. If found, a $250 cleaning fee will apply.
• Towels, linens, and pillows must remain on the property. Missing items will be charged at replacement cost plus a $50 admin fee per item.
• Any other missing item will result in a $50 admin fee plus replacement cost.
• Stains on beds, couches, or linens may result in a $100 fine.
• Makeup towels or interior pillows may be charged at $20 per item.
• The home is professionally cleaned between stays. Cleaning issues should be reported promptly.
• The thermostat is controlled by the host and must not be tampered with. Please message us if you need temperature adjustments.

⭐ Pool, fire pit, BBQ, and outdoor items

• Pool, pond, and fire pit use are at your own risk. Children must be supervised at all times around water, fire, and outdoor areas.
• Please supervise all fires and fully extinguish them when finished.
• Guests must clean the BBQ after use. Propane is not provided.

⭐ Nature and rural setting

• This is a private rural property surrounded by trees and nature. Bugs, insects, mosquitoes, ants, wildlife, and seasonal outdoor conditions may naturally be present.
• Refunds will not be issued for normal outdoor or rural conditions, including bugs, insects, wildlife, or seasonal outdoor debris.
• Please do not leave doors open, as this may increase the chance of insects or pests entering the home.

⭐ Septic and plumbing

• Please use the septic system properly. Do not flush tampons, wipes, paper towels, tissues, or any items other than toilet paper.
