Pretty villa well located alongside hill, in a residential, quiet and pleasant district of Poulx with basic trade and restaurants immediately nearby. You don't need to take your car for everything. Nimes, the roman aqueduct Pont du Gard and beautiful Uzès are within 12 miles. A large park with children's games at the entrance to the village is ideal for agreable walks.
The owner lives in a studio at the back of the villa with independent access from the street above the property, without causing any disturbance nor affecting privacy.
It should be noted that a cat may wander across the property.

INSIDE
The entrance hall on the ground floor, featuring a digital piano, distributes to the left the kitchen with serving hatch to the dining room and aside the spacious living area, which includes the air-conditioned living/dining room. The kitchen opens onto the terrace with a shaded dining area ; the larger part of the terrace is also accessible from the living room with views of the pool. The utility room also serves as a laundry room. On the upper mezzanine floor there is a bedroom furnished with an 80 cm wide single bed, two bedrooms each with a 140 cm double bed and a bathroom with bathtub and a separate WC. The upper floor has a further bedroom with a queen-size bed (160 cm) and an adjoining shower room with WC.

OUTSIDE
An automatic gate leads onto the property where three cars can park. If needed, as the area is great for nice excursions, you can charge and store your bicycles in a room with electricity supplly. In this room is also a toilet. Directly in front of the living room is a large terrace and adjacent to the kitchen is a terrace with awning, which serves as a dining area. In addition, for fun and games, the pebble-covered part of the property can be used for boules games and racquets to liven up your evenings.

Very good price/quality relation for a family who seeks for an agreable house near the center of the village.
